for Electric Oven.Now,what is

contractor to upgrade the
voltage from 110V to 220V?

Most electrical contractors charge a minimum of $350-$600 per job. If the electrical breaker box is near the kitchen then the minimum charge may cover the whole job. If wires need to be run a long way to get to the kitchen, then the charge could be much more. |

We are a well established full service from design to construction to installation kitchen and closet company, 15 years. Our contracts are 50% deposit (covers Material cost), 40% on first day of installation (when materials are all in the building) and 10% upon completion of job and customers sign off on all punch list and walk through. The final moneys are basically our profit, so that are incentive to complete in a timely matter. Our contracts are non negotiable, except for our clients that are builders and designers that are repeat business. Usually customers get un easy about the deposit, but we do provide a packet, that includes how long we have been around, our BBB report and our licensing with years licensed shown. That is our policy and is almost standard with some exceptions. |

Kitchen remodeling or My husband and I are moving
into our first house and there
are some things I'd like to
do. Eventually I'd like to
remodel the entire kitchen,
but right now, all I want to
do is take off the current
wallpaper (on drywall), and
repaint. The kitchen has a
sliding glass door that opens
to our deck, so there will be
quite a bit of light. What
colors would you recommend?
Keep in mind I'd eventually
like to have granite counter
tops (darker color, maybe
black), and tile floors. I'm
not into really bold colors,
but right now the only thing I
can think of was a pale
yellow.... but I don't know
how that would work with
future work, AND the kitchen
will be connected to a light
blue living room. Help! Color
coordination is not my thing
when it comes to painting.

I agree, the pale yellow sounds nice. But if the color concerns you, try a pale yellow with a bit more earthy brown tones in it. When you look at your paint samples, you will see the pure yellows that are crisp in color and you will see the more muted yellows. Try out a couple of the more muted yellows. Also, go ahead and collect samples of what you want to eventually do in your home, like the granite color. This will help to cordinate everything as you go. Also the paint stores sell small quart and smaller samples of paint that you can test out colors to see if you like them. I love these. You can buy several colors, paint them side, by side and then make a final decision. |

What kinds of light fixtures I am remodeling my kitchen and
not sure what kinds of
fixtures are NOT allowed to be
installed -- recessed IC, non
IC. etc...Thanks

If the ceiling above is insulated, you cannot use non-IC rated cans. Other than that, most light fixtures are allowed. Hope this helps. |

Should I spend the time and I just bought my first little
2/1 starter condo. The place
is pretty nice and spacious
for 868 SqFt. Its in a great
neighborhood. The living room
is nice and the bathroom is
descen but the kitchen is like
a cave from hell. The kitchen
is a boxed in 10x10 slum,
pretty much the same as it was
the day they completed it in
1987. Orange/yellow linoleum,
old dark cabinets, beat up
appliances and one dim light
in the center.
I have the money to put into
remodeling the kitchen to be
quite nice. New lighting,
maple cabinets, granite
countertops, stone floors and
stainless steel appliances.
Here in NorCal kitchens get
the money on a resell. The
dilemma is, do I want to sink
that kind of money and effort
into a place that will scare
away "starter home buyers" or
do I want to go for it and
appeal to the higher end
bachelor/bachelorette? Any
suggestions?
I do plan on living in it for
about 5 years to build some
nice equity. I would like to
live with the nicer kitchen,
but I would be content with a
less extravagant kitchen that
would cost thousands less.
Good answers so far...I was
thinking about the fact that
the kitchens in the other
unit's for sale in the complex
are updated, somewhat, but are
still 10 years old and not
impressive. That

Hello- I am a kitchen & bath designer but in a different geological area. I would suggest that you do what is called a "comp" (comparesion) of the houses around you. If they have granite tops and stainless appliances, go for it!!! If not, you are going to price yourself out of the neighborhood. You will never get your money back (it is projected that from the "get-go" you are only getting 86% at the time of the sale anyway) But on the flip side, you will sell your house much faster if you do remodel it. I would suggest keeping the price resanable by keeping the fixtures in the same location (e.g.: sink), doing a semi-custom line of cabinets and maybe splurging on granite. After all, you are going to live there for another 5 years! |
